Today, we are beyond thrilled to release a massive FREE Major Update packed with some of the most requested features in the history of House Flipper. For the longest time, players have asked for the ability to dig deep into the earth and craft custom underground spaces. Starting today, you can officially build basements from scratch using the Architect Tool!
Alongside this architectural breakthrough, we’re dropping new properties, a giant empty deserted island plot, brand-new character customization options, and an enormous tablet Quality of Life overhaul.
Grab your tools, flippers - it’s time to head underground!
🔨 The Ultimate Breakthrough: Custom Basement Construction!
Until now, the Architect Tool allowed you to construct walls, floors, and roofs above ground, but subterranean building remained strictly out of reach. Today, we are breaking ground, literally!
With our new Basement Construction System, you can now use the Architect Tool to design, dig, and build multi-room basements under your properties! Whether you want to add a cozy underground wine cellar, a private cinema, a secret game room, or a massive subterranean bunker, the choice is entirely yours.
💡 How It Works:
Open your Architect Tool on any supported property.
Press E to switch to Basement mode - for now, it's important that you do it INSIDE a house.
A square should appear. Click in order to place a designated basement area under the floor.
Then, go into your Catalogue and buy and place a ladder - it's necessary to get inside the basement in the first place.
Once you go down, use the Architect Tool again. You should still be in Basement mode, so you can freely drag and pull the walls in any possible direction in order to shape the area to your needs. You can also build walls there normally, so it doesn't have to be a single-room basement, don't worry.
Now you can sell the ladder and replace it with a staircase if you wish to. And decorate to your heart's content, of course. :)
Remember to switch back to basic Architect mode (press E again) once you're done with your Basement and want to go back to designing the ground floor etc.
🚨 Please note: For now, basements can only be built inside houses. You can't just dig them anywhere out on the bare ground (but who knows what the future holds 😉).

Finding your favorite properties in our ever-expanding catalog is now infinitely easier! We’ve enhanced the property search interface by introducing a search-by-property-name feature:
Instant Search Bar: Simply type the name of any house into the tablet search bar to find it instantly!
Improved Category Filtering: Easily sort properties using filters for vacant lots, homes, and commercial spaces.
🧤 4 New Hand Models
We’re continuing to expand character representation and customization! In this update, you’ll find 4 brand-new hand models in the options menu, giving you more ways to personalize your character's look while swinging hammers, painting walls, and placing furniture.
✨ Visual Improvements
We've breathed some life into the grass! It's now lighter and has a greener tint so it doesn't look as dry. We've also tweaked the overall environment brightness between 11:00 AM and 6:00 PM

We’ve expanded our catalog with some fresh additions for finishing up your latest bunker projects:
🪟 Nimo Window Bars: We've added these in 12 different sizes (from 50x50 cm all the way up to 275x200 cm), making it super easy to secure any basement or ground-floor window.
🪑 Adirondack Garden Furniture: A cozy new garden chair and a matching small table to upgrade your backyard setups.
💨 HVAC Unit: An outdoor heating and air conditioning unit to add that extra layer of realism to your house exteriors!
⚡ Utilities & Safety: We've added three different versions of Fuse Boxes (A, B, and C) alongside a Smoke Detector.

Don't worry, you don't need any coding or 3D modeling skills to enter. We’re just looking for your raw creativity: the general vibe, a quirky NPC, and a few key items. You provide the vision, and we’ll handle all the heavy lifting.

Architect Tool & Underground Building
Interior Basement Construction: Added mechanics allowing players to build custom subterranean basements directly inside existing houses!
Architect Tool Stability: Fixed lag spikes when placing houses using the Architect tool.
Map Boundary Safeguard: Fixed a null reference error where placing walls beyond buildable map boundaries on specific properties (like the Farm) caused crashes.
Mezzanine Fix: Fixed an issue where entresols/mezzanines unexpectedly disappeared when intersecting specific interior walls.
Properties & Catalog
New Properties & Plots: Added new houses for sale, including a massive deserted island plot and 2 new bunker properties.
Property Image Overhaul: Refreshed all loading screens and laptop thumbnails with high-quality property renders across all houses.
Rental Income Tracking: Added a total rental income display on the laptop to summarize earnings across all rented properties.
New Items: Added new buyable installation items to the tablet catalog, including fuse boxes and smoke detectors.
Accessibility & Customization
Paint & Demolition Toggles: Added options in Accessibility Settings to disable "Hold to paint" and "Hold to destroy walls."
New Glove Options: Expanded character customization with Rubber, Garden, Marigold, and White glove options selectable in the options menu.
Visuals & Lighting
Grass & Plant Tuning: Color-corrected grass and plant visuals in the first region for a vibrant, greener aesthetic.
Daylight Calibration: Slightly reduced overall environment brightness between 11:00 AM and 6:00 PM.
Water Shader: Updated the water material on the Valhouse property.
Credits & Menu UI: Polished credit visuals and menu graphics.
Bug Fixes & Job Polish
Family Residence: Removed recurring lintel placement glitches and replaced the staircase with the correct model.
Snuggly Hideaway: Fixed a lintel placement restriction on the 1st floor.
"Room for Twins": Fixed doors clipping into wall lintels.
DineOut Jobs: Fixed assembly quest interactions on the "Open House" job.
Achievement Adjustment: Updated the "CallMeEdward" achievement, it now requires fully mowing 1 garden instead of 3.
Item Fixes: Corrected the category listing for Comer wood panels, fixed colliders on the Ollena cabinet, and corrected a typo in the Wimin round light switch item name.
Performance & Workshop Polish
Workshop Crash Protection & Recovery Mode: Added an automatic detection mechanism for errors occurring while loading Workshop content. If the system detects that the previous game session crashed or ended with an error during the Workshop loading process, Steam Workshop will be temporarily disabled on the next startup to prevent another crash.
After launching the game and viewing the changelog, you will have the option to:
Continue playing without importing Workshop items.
Open Settings to reconfigure your Workshop options. In this case, the maximum size limit of a single item will automatically reset to a safe default of 3 MB. (Note: The game must be restarted to begin importing items with the new settings. Please adjust this limit carefully to avoid potential stability issues!)
House Browser Optimization: Overhauled the House Browser and tablet logic with real-time property name searching and smart filters.
Workshop Scene Fix: Fixed Workshop loading errors triggered when launching the game outside the main scene.
Faster PC Loading: Reduced PC loading screen times and improved general game memory management.
Optimizations: Further memory optimizations and FPS stability.
